A clean roof looks better, but that’s only part of why it’s worth doing. Moss, leaves and organic material tend to gather between tiles, in roof valleys and around outlets. As this build-up breaks away, it can wash into the guttering and begin to restrict the flow of rainwater. Clearing it keeps drainage moving and gives us a proper look at what’s underneath.

When Roof Cleaning Isn’t the Right Call

Not every roof needs to be cleaned, and some may be better left alone until other work has been dealt with first.

If tiles are badly cracked, slates are loose or the roof covering is already in poor condition, cleaning could do more harm than good. In those cases, we’ll tell you before we start.

The same goes for a roof where the real problem isn’t moss at all. Standing water, damaged flashing or a failing membrane won’t be fixed by giving the surface a clean.

Because we’re roofers as well as cleaners, we can look at the condition of the roof properly and tell you what makes sense. Sometimes that’ll be a clean. Sometimes it’ll be a small repair to the roof first. And if the roof doesn’t need either, we’ll tell you that too.

Roof Tile and Slate Cleaning

Concrete tiles, clay tiles and slate all need a slightly different approach. Moss tends to establish itself most heavily on shaded slopes and roofs surrounded by trees. However, the age and condition of the covering matter just as much as the amount of growth.

Before we start, we check for loose slates, cracked tiles and brittle sections that could be damaged by the wrong method. We then select an approach that clears the build-up without putting unnecessary pressure on the roof covering.

As the roof becomes clearer, smaller defects are often easier to see. If we spot a broken tile, weak pointing or loose flashing, we’ll show you and explain whether it needs attention. We don’t repair anything without your say-so first.

Roof and Gutter Cleaning

We clean a range of flat roofing systems, including GRP fibreglass, felt, EPDM and single-ply roofs. Our focus is on removing loose material and clearing drainage areas without damaging the membrane.

We also pay close attention to outlets, seams, roof edges and the areas around plant or solar equipment, as that’s usually where build-up and standing water cause problems.

If water is still pooling once the debris has been cleared, it might be more than a blocked outlet. Poor falls, compressed insulation or movement within the roof may need further investigation.

For larger or hard-to-reach roofs, a drone survey can give us a clearer view without unnecessary rooftop access.

If you clean the roof but skip the gutters, you’ve only solved half the problem.

Moss, leaves and loose material often wash into gutters, valleys, outlets and downpipes. Once these areas are blocked, rainwater can overflow or sit against parts of the building for longer than it should.

Safe Access and Preparation

Depending on the height and layout of the property, we may use ladders, scaffolding or other specialist equipment. Nearby windows, walls, gardens and working areas are protected where needed.

Our engineers’ safety comes first. If a roof, access route or the weather makes the job unsafe, we won’t take the risk.

Cleaning and Drainage Clearance

We remove moss, leaves and other build-up using a method suited to the roofing material. Where it’s part of the quote, we also clear displaced material from the relevant gutters, valleys and outlets so it doesn’t cause a blockage further down the line.

Condition Check and Clean-Up

Once the surface is clearer, we look for any signs of damage such as:

  • Cracked or missing tiles
  • Loose slates
  • Damaged flashing
  • Deteriorating mortar
  • Split or lifting membranes
  • Blocked outlets
  • Previous repairs beginning to fail
